Routine Inspections and what to expect.

We conduct Routine Inspections as part of our service in managing your home.

Presentation of the property & BENEFIT TO YOU:

Could you please ensure the property is presented well, this helps us:

  1. Negotiate your best interests at lease renewal time;
  2. Helps you receive a positive rental reference to secure your next property.

Inspection Presentation Checklist:

  • Lawns mowed & edged (weeds sprayed if required)?
  • Garden beds weeded (weeds sprayed if required)?
  • Home cleaned internally – vacuumed, mopped & dusted?

Important – please note:

  • You are not required to be at home during the time of the inspection. We will use our agency keys to access the property, or where we need your assistance for access, we will contact you separately.
  • A routine inspection is non-invasive, and takes approximately 5-10 minutes to complete.
  • Unfortunately we are unable change the inspection time scheduled due to the large volume of routines being planned each day. Please advise our office if there are any exceptional circumstances prior to your inspection today.  We appreciate your cooperation and understanding.
  • The inspection may occur within 2 hours of the scheduled time, depending on the traffic conditions on the day.
  • During the inspection, photos will be taken to record the ongoing condition of the property. Please remove any personal items that you do not wish to be photographed prior to the routine inspection.
  • All owners are invited to routine inspections and may wish to attend.

Maintenance:

  • If you have maintenance to report, please do not wait until routine inspections, report it via the Maintenance Reporting Procedure supplied to you – which is lodged via your Console Tenant App.
